South Fork Lodge

The South Fork Lodge is a 28-acre fly-fishing resort on the South Fork of the Snake River, a world-class trout fishery.  Featuring superlative wildlife and natural resources, the Upper Snake River region is rated as one of the most valuable and unique ecosystems in Idaho.  Characterized by a landscape of canyons, rolling meadows, working farms and ranches, and riparian cottonwood forests, the area boasts tremendous recreational opportunities amid extensive public and private conservation lands.  Mark and Renee Rockefeller, who developed and opened the South Fork Lodge in 2000, were committed to protecting the property's environmental and visual integrity in perpetuity. 

In 2009, D. R. Horne & Company completed an assessment to determine market potential and options for the use and disposition of the South Fork Lodge, in order to improve performance while meeting appropriate standards of resource stewardship.  This initial assessment consisted of a thorough site investigation, zoning and regulatory analysis, and evaluation of a range of options for the property’s highest and best use, including restructuring and/or repositioning the business or offering it for protected sale or investment.  DRH was subsequently engaged to implement the proposed business plan, involving both immediate stabilization of the hospitality operation through a targeted marketing campaign and financial analysis, and negotiation of a joint venture arrangement for long-term management and expansion.  The business model, funded largely by a carefully selected investment partner, adopted a “club” format and offer special opportunities for conservation groups and other non-profits.
